The truck must reach a point close enough for the crane to safely set the module on the foundation. Narrow roads, low bridges, tight bends, overhead lines and large trees on the final kilometre of the route can all become limits.

Crane, set-down spot and ground
The crane needs firm, level ground for the lift and enough space next to the foundation for its outriggers. Soft or sloped ground requires separate preparation and can affect crane choice and cost.
Foundation ready by the agreed date
Foundation type depends on the soil, the chosen model and the package; the exact solution is captured separately in the written offer. The foundation must be ready and stabilised by the agreed cure time so the module can sit correctly.

Water, sewage and electricity
Connections must be brought to the foundation area on the plot so the module can be linked up. Running water, sewage and electricity to the site is normally local work that is not included in the house package by default, but its logic is set in the offer.
Weather, season and transport protection
Factory work is not strongly seasonal. Site work and installation can depend on weather, but modular logic gives flexibility beyond the classic building season. During transport, the module's joints and openings are protected so stray rain and dust do not reach the fresh finishes.
Transport is always a separate line
Transport cost depends on distance from the factory, the route, the module dimensions and, if needed, special transport. We always price transport separately once the site location and access are known - that keeps the offer honest and verifiable.
